Marty Melander - General Contractor:My goals are to build a successful and long lasting company; with priority given to quality, workmanship, integrity and the customer. I have a marketing degree from Boise State University (a Bronco through and through). I have been building since 1991. I've worked for two large corporations in the Boise area managing large projects, resources and people. And also managed the build process of residential homes ranging from 150-850 thousand dollars and home sizes of 1,800 to 6,000 square feet. In addition I've managed remodels, light commercial office projects and sub-contacted commercial flooring projects of 350,000 to 2.5 million. My breadth of experience and knowledge enables me to thoroughly understand the building process, materials and products; but most important how to interact with subs and customers to fulfill their needs.When I'm not looking at a set of plans, my wife and I are shuffling our three children to various sporting and extracurricular events, or enjoying many of Idaho's outdoor attractions.Thanks, Marty

How much time does the project take from start to finish?Once the lot is identified and financing secured, the preliminary plan process can begin, this usually takes a minimum of a month. This is based upon the preliminary plan acceptance, which then allows us to prepare the drawings to enable the engineer to design the foundation and structural plans. Typically, this requires two-three weeks and can be done simultaneously with the completion of the architectural plans including elevation, lighting and interior details. Once the engineering, final architectural plans and documents are prepared, the city inspects the plans (typically taking two weeks.) Once we receive the city building permit, we are ready to begin construction. The construction process requires three-twelve months depending upon the size and complexity of the design along with the ability to make selections, etc. Changes are inevitable but through our construction communication process, plenty of time is allowed for selection decisions. This minimizes change orders, which can slow the building process and add cost.What is the estimated building costs?Building costs are based upon the size, design specifications and features of the home. Our computerized budget program allows us to arrive at a quick estimate based upon the size and allowances of the specifications. What is the bank construction draw process?Once we determine the budget for the home, the bank specifies percentages for various stages of completion and releases funds based upon completed status. The bank hires an inspector who visits the home to monitor periodic stage completion based on our funding requests. The bank funds the draw request, with the homeowners approval, allowing us to pay suppliers and subcontractors for completed work. How is the project financing handled?We have working relationships with a local bank and credit union. We ask that you meet with their loan officer and collectively we determine the best loan to fit your individual situation. Our preference is that you use one of our sources or your can provide your own construction loan for the project. The buyer will deposit funds or lot equity equal to 20% of the contract price with the bank (or Title Company in escrow). The homebuyer pays monthly interest costs (only on the amount used) during the construction process. Upon the completion and closing of the home, the buyer/bank will convert the construction loan into a long term mortgage loan.What about home warrantry?All of our homes have a standard one-year home warranty. Select Homes is committed to providing the highest level of warranty service and customer satisfaction.

DaltonSkillful planning has made this traditional design a highly functional home in just over 1400 main floor square footage. Upon entering, youll be pleasantly surprised to find a large great room, complete with fireplace and large windows on either side. The kitchen features an eating bar that flows into the dining room making this open floor plan perfect for any size family or group. The master bedroom has a large walk-in closet and bathroom with Jacuzzi tub, while two additional bedrooms share the bathroom off the hallway. Mastering a detailed "phased" construction schedule and communication within the project enhances workflow. This ultimately improves our efficiency and accountability amongst the building team and benefits the customer.
Meet face-to-face with subcontractors and suppliers to discuss the scope of the project and to confirm the proposed timeline. Collaboration is crucial since it increases the likelihood of commitments being honored, selections being correct, and keeping changes to a minimum.
We coordinate and assist you with the selection of finishes and features. We'll provide recommendations for cost effective alternatives and advice on "style consistency". And most importantly, effective diligent communication with subcontractors and suppliers to get it correct.

Blow-in-Blanket Insulation (BIBI)
Blow-in-blanket insulation system blows dry white fiberglass insulation into walls, floors, attics and ceilings. This system makes a custom filling around wiring and fixtures, eliminating costly voids and air gaps. It achieves one of the highest R- Values in building today. When used in combo with 2x6 exterior walls it also offers both high R-Value and excellent sound control for those interested in having a comfortably quiet home.2x6 ext. walls and BIBI comes standard in every Select Homes project.

How to cut back on energy cost
There are simple and economical ways to make green upgrades in to any home.Low-flow showerheads Save on both water usage and water heating costs by 50 percent, helping to save up to $300 per year without sacrificing shower time. Best of all, the shower heads are high-pressure to give a more comfortable shower experience.Programmable thermostats Install and use a programmable thermostat to keep your house at an optimal temperature. By properly using the setback capabilities, you can save up to $160 per year in energy costsCeiling fans Stay cool and save more by using an energy-efficient ceiling fan. Ceiling fans can save up to $200 per six-month cooling season. Also, don't forget to turn off those fans when leaving rooms for even more savings.Faucet aerators An aerator fits onto the end of a faucet and forces water through tiny holes, restricting water flow but making the flow feel stronger. Use it on sinks in any room, or on a showerhead. An aerator can cost as little as $10 and can lower water use by up to 50 percent. Using less water also means less energy to heat the water, resulting in further savings.Fix Drafts Don't let drafts sneak into your home through gaps in your windows and doors. Weather stripping and caulking can save up to 14 percent on cooling and heating energy costs.Gaskets for electrical outlets Insert a small foam gasket inside electrical outlets on exterior walls to reduce air leakage.Install dimmers Until recently there weren't many options for dimmers on energy-saving light bulb varieties, but the Lutron Skylark Contour C*L Dimmer offers convenient control for incandescents, halogens, CFLs and LEDs.Replace older toilets Older toilets can use up to 3.5 gallons of water for every flush. New efficient toilets use as little as 0.8 gallons per flush. Low-flush toilets start at about $150 each.Compact florescent light bulbs Change light bulbs from incandescent to compact florescent (CFLs). CFLs cost $2 to $3 each but can save up to $40 over the course of their lifetime, lasing 10 times longer than incandescent and also using up to 75 percent less energy than normal incandescent bulbs.Going green can be taken one step at a time, amd can bring significant savings on monthly energy bills.

Tankless water heaters
There's no end to the hot water with a tankless water heater even if every sink and shower in the house is running at the same time. With a tankless water heater, water is only heated when needed, and this can result in big savings of up to 30 percent on water heating bills.Traditional water heaters work by storing hot water usually from 20 to 80 gallons, depending on the size of the unit for later use. The water within a traditional gas, propane or electric water heater is continuously warmed to a pre-set temperature, so energy is used throughout the day to keep the water hot.Heating water accounts for 30 percent of the average home's energy bill, so reducing the amount of energy used for this purpose by switching to a tankless unit can result in significant savings of up to $100 a year in an average household.By using an on-demand tankless water heater, there is no need for a large storage tank for water. When a faucet or showerhead or other hot-water using device is turned on, water flows through the tankless water heater and through a heating element, either a gas burner or an electrical element, which warms the water.There are a few cons to tankless systems. There is a slight lag time, since hot water isn't on standby. This can lead to water waste, while waiting for water to warm up after a faucet is turned on. An option to overcome that is placing a tankless system near where it will be used the most, such as the master bath. Or, additional, smaller units can be place in bathrooms that are far away from the main unit. This also overcomes another potential problem, which is that one tankless system only provides about two to 12 gallons of hot water a minute. If every shower in the house is turned on, this could cause a problem. Because although the hot water supply is unlimited, there would be less hot water going to each open faucet, resulting in water that is simply warm, rather than hot. Smaller additional units will take care of this issue.

Energy Efficient Home Features
Effective InsulationProperly installed, climate-appropriate insulation in floors, walls, and attics ensures even temperatures throughout the house, less energy consumption, and increased comfort. High-Performance WindowsEnergy-efficient windows employ advanced technologies, such as protective coatings and improved frame assemblies, to help keep heat in during winter and out during summer. These windows also block damaging ultraviolet sunlight that can discolor carpets and furnishings. Tight Construction and DuctsSealing holes and cracks in the homes envelope and in duct systems helps reduce drafts, moisture, dust, pollen, and noise. A tightly sealed home improves comfort and indoor air quality while reducing utility bills. Efficient Heating and Cooling EquipmentIn addition to using less energy to operate, energy-efficient heating and cooling systems can be quieter, reduce indoor humidity, and improve the overall comfort of the home. Typically, energy-efficient equipment is also more durable and requires less maintenance than standard models. Lighting and AppliancesUse energy ifficient products like: lighting fixtures, compact fluorescent bulbs, ventilation fans, and appliances, such as refrigerators, dish washers, and washing machines. These products provide additional energy savings.

Updated Energy Star
The EPA has recently released new guidelines to accompany ENERGY STAR New Homes Version 3.0 (also known as ENERGY STAR 2011), which will soon go into effect. According to the EPA, ENERGY STAR Version 3.0 is designed to address several key areas that were overlooked in previous versions of the ENERGY STAR program. The main changes seen in ENERGY STAR Version 3.0 are:The Reference Design Target: With ENERGY STAR Version 2, a qualified home must achieve a HERS score of 85. Now, this target varies with the size of the home.A "Home Size" adjustment now applies: Large houses with few bedrooms now get penalized. Better put, larger homes have to be more efficient than smaller homes to ofset the embodied energy consumed to produce the larger home. However, ENERGY STAR Version 3 now excludes basement square footage and anything bigger than 70 sq. ft. with a closet and egress is considered a bedroom. The Benchmark Home Size is based on the number of bedrooms in the home to be built. Homes of all sizes can be qualified; however homes that are larger than their Benchmark Home Size must use the Performance Path so that a Size Adjustment Factor can be applied. The "Thermal Bypass Checklist" has been renamed: ENERGY STAR Version 3 now contains the "Thermal Enclosure" checklist. It's the same checklist but now drywall must be sealed to top plates and builder must use SIPS, ICF, double walls, or advanced framing (2x6 on 24", etc...). To qualify a home under Version 3.0, a home must meet the requirements of four checklists:•Thermal Enclosure System Rater Checklist•HVAC System Quality Installation Contractor Checklist•HVAC System Quality Installation Rater Checklist•Water Management System Builder Checklist (or Indoor airPLUS Verification Checklist)The Foundation of Green Certification Programs
